Full House Surveys

Asbestos roofIf you only require 1 or 2 instances of building material assessed please refer to the Material Assessments section.

All surveys and laboratory sample analysis are National Association of Testing Authorities (NATA) accredited to provide you with the assurance that they are of the highest quality. A licensed Asbestos Assessor will attend at an agreed date and time to visually assess the premises and take samples for laboratory analysis where appropriate. Using their extensive professional experience the Assessor will survey all accessible areas of the property for material which may contain asbestos, including any outbuildings and any accessible roof spaces and sub floors.

Types of Full House Surveys

Non-intrusive

Used when you require general information on Asbestos Containing Materials (ACMs) present within the property. This survey only takes into account accessible areas i.e.
those areas accessible without causing damage to the structure, or where access could be hazardous to the Assessor due to height, confined space or other hazards.

Where a material is identified as possibly containing asbestos it will be photographed and a sample will be taken discreetly leaving the material in a safe condition. The report will document all areas surveyed and identify inaccessible areas. A Risk Assessment, laboratory analysis report and an Asbestos Register will be compiled and safe management options given.

Intrusive

Generally conducted prior to extensive renovations or demolition that could disturb possible ACM. Destructive techniques will be used by the Assessor to check for ACM in concealed areas where safe and possible to do so. This may include making holes in walls to check for asbestos containing pipe insulation etc. and removing tiles/coverings to check for ACM beneath.

If you are aware that hazardous areas (such as eaves above 1 storey or confined spaces) may need to be accessed please discuss this at the time of booking as in some instances safe access may be able to be arranged at extra cost.

The report will document all areas surveyed and identify inaccessible areas. A Risk Assessment, laboratory analysis report and an Asbestos Register will be compiled and safe management options given. If you have advised us about works you want to do the report will include recommendations relating those works and any special measures required when carrying out the intended works.

Please be aware that an intrusive survey will likely cause extensive cosmetic damage, may compromise functionality of some items, and may leave areas unsafe for normal use. This survey requires electricity and water to be turned off prior to commencement.

What can I expect?

When booking you will be advised of the approximate duration of the survey, generally 3-4 hours (depending on the size of the dwelling). Sampling methods are safe for residents to be present in the home however if you are unable to be there, arrangements should be made for access to the property. Please discuss this when scheduling the survey. Generally reports are issued within 15-20 business days from the day of the site assessment. Please advise us if you require your report urgently and we will endeavour to reduce this time. Reports are only issued after payment is received by cash, credit card or EFT.
